Preparing Your Home For Sale

First impressions
are lasting. A well-maintained exterior ensures that prospective
buyers will want to see the interior. Keep your lawn trimmed and edged,
flower beds cultivated and the yard free from refuse. In the winter,
be sure to remove snow and ice from driveways, walks and porches.

Decorate your home
- a step toward a SALE. Faded walls and outdated decor reduce
desire. Do not tell prospects how the place can be made to look -
show them by decorating first. A quicker sale at a higher price will
result.

Cleanliness is
a prime selling feature. Bright, clean windows and unmarked,
freshly painted walls will assist your sale. Kitchens and bathrooms
should get special attention.

Fix those drips.
Dripping water discolors the enamel and calls attention to faulty
plumbing.

A day with the
carpenter. Loose door knobs, sticking drawers and warped cabinet
doors are noticed by the prospective buyer - have them fixed.

From top to bottom.
The attic and basement are important features. Remove all unnecessary
articles that have accumulated. Display the full value of the storage
and utility spaces.

Watch your step.
Prospective buyers don't want to be walking over and around objects
that may be in the way. Avoid clutter, and you'll avoid possible injuries.

Closet illusions.
Clothes properly hung, and shoes, hats and other articles neatly arranged
will make small closets appear larger.

A time for rest.
Bedrooms are always outstanding features. Arrange them neatly - be
sure beds are made.

Can you see the
light? Illumination is a welcome sign. For showings, turn
on all of your lights and use the maximum allowable wattage light
bulbs in fixtures.
Showing Your Home

"Three's a
Crowd." Avoid having too many people present during a
showing. The prospective buyer will feel like an intruder and will
hurry through the house. If possible, leave your home during the showing
- run an errand, walk the dog or chat with a neighbor.

Music is Mellow.
But not during a showing. Turn off the radio and TV - they cause a
distraction.

Love me, love my
dog. This does not apply in home selling. Keep pets properly
confined during showings - preferably outside.

Silence is golden.
Be courteous but do not force conversation with the prospective buyer.
He or she is there to view your home, not to pay a social call.

In the shadows.
Please do not tag along with the prospective buyer and the sales agent.
He or she knows the buyer's requirements and can better emphasize
the features of your home when alone with their client.

Putting the cart
before the horse. Trying to dispose of furnishings to the
prospective buyer before he or she has purchased the home often loses
the sale. Proper timing is important.

A word to the wise.
Do not discuss price, terms, possession or other factors with the
customers. Refer them to your real estate agent.

It's a good idea
to show your home to prospective buyers only by appointment.
